  Residential Plan Review Criteria
  • 2005 Oregon Residential Code
  • Snow Load 25 lbs per sq. ft.
  • Snow Load if elevation over 4,100 ft. - 50 lbs.
  • Wind Load 85 MPH (Three second gust)
  • Exposure C
  • Seismic Zone C
  • Frost Level 18'
  1. Two Complete sets of legible plans: drawn to scale, showing conformance to applicable local and state building codes.
  2. Site/Plot plan:  The plan must show; lot and building setback dimensions; property corner elevations (if there is more than 4-foot elevation differential, the site plan must show contour lines at 2-foot intervals,) location of easements and driveway(s), footprint of structure (including decks), location of wells/septic systems, utility locations, direction indicator, lot area and building coverage.
  3. Foundation plan:  Show dimensions, anchor bolts, any hold-downs and reinforcing pads, connection details, vent size and location.
  4. Floor Plans:  Show all dimensions, room identification, window size, location of smoke detectors, water heater, furnace ventilation fans, plumbing fixtures, balconies and decks.
  5. Cross Section(s) and details:  Show all framing member sixes and spacing such as floor beams, headers, hoists sub-floor, wall construction, roof construction.  More than one cross section may be required to clearly portray construction.  Show details of all wall and roof sheathing, roofing, roof slope, ceiling height, siding material, footings and foundation, stairs, fireplace construction, thermal insulation, etc.
  6. Elevation Views:  Provide elevations for new construction – minimum of two (2) elevations for additions and remodels.
  7. Wall Bracing (prescriptive path) and/or lateral analysis plans:  Must indicate details and locations for non-prescriptive path analysis - provide specifications and calculations to engineering standards.
  8. Floor/roof framing plans are required for all floors/roof assemblies indicating member sizing, spacing and bearing locations.  Show location of attic ventilation.
  9. Basement and Retaining Walls:   Cross sections and details showing placement of rebar and backfill height shall be provided.
  10. Beam Calculations:  Provide two (2) sets of calculations using current code design values for all beams and multiple joists over ten (10) feet in length and/or any beam/joist carrying non-uniform load.
  11. Manufactured floor/Roof Truss Design Details are required.  If your plan has more than five (5) different truss designs, you must submit a truss layout indicating placement of each truss.
  12. Engineer’s Calculations:  When required or provided, (i.e., shear wall/roof truss shall be stamped by an engineer or architect licensed in Oregon and shall be shown to be applicable to the project under review.)

NOTE – IF YOU ARE REQUIRED TO SUBMIT PLANS FOR YOUR PROJECT, THE ABOVE ITEMS MUST BE ON YOUR PLANS IN ORDER FOR THEM TO PASS REVIEW.
